Marketing I:  Building a Real Estate Practice                  30 Hour SAE Classes $128
How to Build a Real Estate Practice in Texas is a thirty-hour course for experienced real estate professionals who wish to establish their own real estate brokerages. The course provides information on how to successfully operate a business, teaches professional skills necessary to provide high-quality service to clients, discusses risk management and compliance within federal and state law, and addresses issues related to valuation and finance.

Marketing II:  Negotiation Techniques                            30 Hour SAE Classes $128
Real estate transactions permit and require more negotiation than most other exchanges of goods and services.   Because real estate practice involves so much negotiating, virtually any salesperson can benefit from improving his or her negotiation skills, and this course is designed to teach just such methods of improvement.

Property Management (0811) Book Format 
A study of the field of real estate with an emphasis on property management, leases and the necessary disclosures, contacts, and establishing a client base and general real estate practices for owners and managers of residential and commercial income properties. Meets California real estate license requirements for salesperson and broker


A Salesperson is required to have completed a total of 18 semester (270 classroom) hours of education, at least 14 semester (210 classroom) hours of which must be in core real estate courses, by the end of their first year of licensure. On the chart below, one can see that 150 of those classroom hours in core real estate courses are to have been completed before the application for the Salesperson license is made (and may be filed along with the application). Please note that this means only 4 additional semester (60 classroom) hours in core real estate courses are required to be filed during the first year as a licensed Salesperson. These hours are known as SAE, or Salesperson Annual Education. These 60 additional classroom hours in core real estate for the SAE must be submitted and on the TREC system by the end of the first year of licensure.



























Salesperson Application Requirements 

To file a Texas real estate salesperson application on or after January 1, 2006, applicants must have completed 150 classroom hours of core real estate courses and 60 related (or core hours) for a total of 210 classroom hours. (7 courses). This is an increase of 30 core hours over the education requirement prior to January 1, 2006.

New Rules Regarding Online License Renewal:

Effective Sept 1, 2006, Salespersons under SAE requirements must submit their education hours to TREC at least 10 business days in advance of renewing their license online.

SAE Requirements

** 60 HOURS for 1st RENEWAL

A salesperson who files an application on or after January 1, 2006 will be required to have a total of *270 classroom hours by the end of their 1st year of licensure. Once the 270 hours are completed they will have satisfied the SAE requirements and will fall under Mandatory Continuing Education (MCE) requirements. **60 hour SAE courses are only available through Correspondence at this time. (Quicker completion)

*The 270 classroom hours are composed of the following: 210 hours for pre-licensure requirements - including 60 hours in Principles of Real Estate; 30 hours of Law of Agency; 30 hours in Law of Contracts; 30 additional core hours; and 60 related or core hours. By the end of the 1St year a sales agent must complete an additional 60 hours (SAE) in core real estate classes for sales annual education


Important Note to SAE students: 
  Salespersons under SAE must submit their education hours to TREC at least 14 days in advance of renewing their license online

Fingerprint Requirements (and FAST Print Pass)

A recently enacted law (HB 1530, 80th Legislature, regular session) requires any person applying for or renewing a broker or salesperson license on or after January 1, 2008 to provide their fingerprints, in a specified format, in order to enable an FBI criminal background check to be performed.
